We will assist you in the financing process and helping you determine the amount of home that you qualify for. Obtaining a preapproval or prequalification will help you determine how much you can afford. It allows you to move quickly when you find the right home, especially when there may be other interested buyers.

We will use the latest technology and current information to search the Northwest Multiple Listing Service for available homes. We will assist you in researching the market areas that you desire. We will discuss with you the features which are most important to you and help you to refine your needs as you house hunt. We will arrange showings of the properties that you feel meet your needs most.

Once you have pinpointed your dream home, we will help you negotiate. We will assist in completing a purchase and sale agreement in your best interest and will present all offers directly to the seller, if possible. If it is not possible to meet with the seller directly, we will include a cover letter explaining your situation and why they should accept your offer and deliver it directly to the listing agent, along with the completed purchase and sale agreement. We promise to present all offers in a timely manner.

After you have had your offer accepted, we will assist you in setting up a home inspection with a reputable home inspector who will look for problems in the home and it’s structure. We can then assist you with negotiations for repairs to get you the most for your money. We promise to exercise care, skill and to deal honestly and in good faith and we will be loyal to you by taking no action that is adverse or detrimental to you. We promise to disclose all material facts that are known about a property. We promise to account in a timely manner for all money received and deposit this money into a third party trust account. We will advise you to seek expert advice on matters relating to the transaction that are beyond our expertise, and we promise not to disclose any confidential information from or about you except under subpoena or court order.

Once the home has passed the inspection period, we will order a title insurance report for the transaction and set up an escrow account where the transaction will close and all closing papers will be signed. We will meet with the appraiser at the property and follow up on the financing paperwork in order to close the transaction in a timely manner.
